Quick answer: Triuni Residences is a completed freehold condominium by Runnymede at The Sanctuary, Batu Uban, Penang. Its three towers hold 552 homes, and typical layouts run from 840 to 1,949 sq ft, from three to four bedrooms. Several plans can be taken as dual-key units with a separate studio, and all three towers hold their CCC.
Plenty of Penang condominiums advertise a dual-key option. At Triuni it shapes most of the larger plans, and it is the main reason to shortlist the project. This guide reads the three tower brochures, the main e-brochure and the IQI project summaries side by side to explain how the towers differ, who the split layouts suit and what to check before choosing a unit. Our Triuni Residences property page carries every plan.
How the Dual-Key Plans Work
In a dual-key home, one front door opens onto a small foyer with two locks: one into a studio, the other into the main apartment. Triuni’s Tower A drawings show this for each of its four typical plans. The studio is between 272 and 365 sq ft, with a bed, a wardrobe, a pantry and its own bathroom, and in Types A and B it also has a small lounge. The main apartment keeps the full kitchen, laundry and remaining bedrooms.
The split is optional in Tower A, where each plan was offered either as one open home or in the divided form. Tower C labels only its largest plan, Type D, as a dual-key unit. Tower B has no split plans at all.
Who benefits? Families with an adult child who wants independence, households where a parent moves in, and anyone running a consulting room or studio from home. The arrangement also lets an owner close off part of the home when it is not needed.
Three Towers, Three Personalities
Tower A was the first to launch, with a 2017 permit. It has 22 floors, eight homes on each, and the A, B, C and D plans between 1,130 and 1,916 sq ft. Its summary records a 10-foot ceiling.
Tower B is the compact block: 21 floors, ten homes to a floor, and four plans of its own. Type F is an 840 sq ft three-bedroom with two bathrooms; G1 at 1,076 sq ft adds a study; G2 and H, at 1,216 and 1,302 sq ft, have four bedrooms and three bathrooms. On Level 20 it has a sky garden with a reading deck, a dining area and a lookout over the sea and Jerejak Island.
Tower C rises to 23 floors with eight homes on each. Its A to D plans mirror Tower A’s but run 16 to 33 sq ft bigger, ending at 1,949 sq ft for the dual-key Type D, and the summary gives a 3.2 metre ceiling.
A few duplex penthouses with roof terraces top Towers A and C, from 2,594 sq ft including terrace in Tower A to 4,875 sq ft in Tower C. They are sold individually.
The Podium and the Estate
About three acres of the 5.36-acre site is given over to a facilities podium planned by the Australian landscape firm Plan E. It is laid out in zones: a cascading infinity lap pool and a leisure pool with cabanas, a jacuzzi, a children’s area with a wading pool, tree cubbies and a jungle gym, an indoor gym and a function room, plus slower spaces such as a contemplative walk, a trellis walk and a herb and spice trail. Sea-viewing and observatory decks look out towards the bridges.
The whole development sits inside The Sanctuary, Runnymede’s 27.8-acre gated and guarded hillside estate, which also holds its Vilaris courtyard homes and a group of bungalows. Triuni adds its own tiers of security at the guardhouse, the car park and lift lobbies, the lifts and the unit door.
What Differs Between Units
Because the towers were built and certified at different times, their defect periods differ. The project summaries say Tower A’s has ended, Tower B’s ran until 31 March 2026, and Tower C’s runs until 31 March 2027. If the period matters to you, that narrows the search to Tower C.
Parking also varies by type: two bays for the smaller A and B plans (in tandem for Type A), two or three for C, three or four for D and more for the penthouses. Tower B’s bays are allocated unit by unit, so ask for the allocation list for the unit you are shown.
Location
Batu Uban sits on the east coast midway between the island’s two bridges, with George Town to the north and the Bayan Lepas industrial zone to the south. The developer’s distance table puts SK Sungai Nibong at 1.7 km, Universiti Sains Malaysia at 2.4 km, Queensbay Mall at 2.8 km, SMK Bukit Jambul at 3 km, Pantai Hospital at 4.8 km and Lam Wah Ee Hospital at 7.4 km. The brochure marks proposed LRT stations at Batu Uban, Pesta and USM; until they open, the coastal expressway and Jalan Sultan Azlan Shah are how you get around.
About Runnymede
The developer on the statutory panels is B.U. Developments Sdn Bhd, part of the Runnymede Group, founded in Penang in 1994. Its completed work spans two townships in Prai, an EPF (KWSP) office block in George Town and the Military Camp scheme at Bukit Gedong and Sungai Ara, and its brochure names the group as the force behind The Ritz-Carlton Penang.
Other Gelugor Options
For another hillside address, Pinnacle Bukit Gambier offers freehold twin towers a short drive away. Buyers who would rather be on the waterfront can compare The Pier at Penang World City. Everything we list in the district is on the Gelugor new launch page.
