D’Tiara Residence, Teluk Kumbar: Three Bedrooms, Freehold, Completion Due December 2026

Quick answer: D’Tiara Residence is a freehold, 24-storey condominium in Teluk Kumbar, Penang, built by GSD Land. Its 230 homes are all three-bedroom units, in four layouts between 700 and 721 sq ft. SPAs can be signed now that the APDL is out, and the sales permit puts completion in December 2026.

Few new towers in Teluk Kumbar reach agents this close to finished. The most useful line in D’Tiara’s brochure is the expected completion date on its statutory strip. Below we explain what that date means, how the four plans differ and what to check before you book. Floor plans and specifications are on our D’Tiara Residence property page.

How Far Along the Building Is

According to the summary, by 12 December 2025 the residential floors, Levels 7 to 23A, had passed stages 1 to 2(d) of the progress-payment schedule. Under the statutory payment schedule, stage 2(d) is the wiring and plumbing stage, which follows the foundation, the frame and the walls. The developer’s own estimate for completion is the fourth quarter of 2026, and the permit printed on the brochure names December 2026.

For a buyer, the gap between signing and moving in is far shorter than on a fresh launch. It is not a fixed date, though: handover follows the certificate of completion and vacant possession, so ask how many months remain and read the SPA’s delivery clause.

Four Plans Built on the Same Idea

Each layout fits three bedrooms, a living room with a balcony, a kitchen and two wet rooms into 65 to 67 square metres. The developer converts that to 700 sq ft for Type B, 710 sq ft for Types A and D, and 721 sq ft for Type C. Two bedrooms run down one side wall, the third sits beside the living room at the front of the unit, and the front door opens into the kitchen at the back.

The wet rooms are worth seeing in person. One is labelled Bath and holds the shower and basin; the other is labelled Toilet and holds only the WC. Listings call that two bathrooms, but it works more like one bathroom divided in two: handy for a family getting ready at once, disappointing for anyone expecting an en suite.

Every plan shows Bedroom 3 furnished with a single bed: fine for a child or a home office, tight as a guest room for two. The 9.7 ft ceiling given in the summary helps the rooms feel less boxed in.

Which Type Sits Where

Thirteen homes share each floor, lined up on either side of a long open well, with the lift lobby at one end. Type A fills five positions on one row, units 2, 3, 3A, 5 and 6, and its balcony runs in front of Bedroom 3 as well as the living room. Type B fills the six positions on the opposite row, units 7 to 12. It is a slightly deeper plan whose balcony sits off the living room alone.

The two ends beside the lifts hold the one-off layouts. Unit 12A is Type C, a mirror-image plan and the largest at 721 sq ft. Unit 01 is Type D, which swaps the shared kitchen and dining space of the other plans for a dining area of its own next to the living room. With just one of each per floor, these two types are the scarcest stock in the building.

Parking, Lifts and the Facility Floors

Each unit comes with one car park bay. Only certain units include a second, tracked on a separate car park listing, so a two-car household should ask for it first. Parking fills Levels 2 to 3A of the podium, and two lifts serve every floor above.

Facilities are spread over three levels. Level 5 is the main deck: indoors a gymnasium, a sauna, a community room and rooms for games, dance and children; outdoors a jogging track, a playground and exercise corners. Level 6 adds a reading room and a co-working space, and up on the roof there are a herb garden, a barbecue corner and decks for yoga and meditation. No swimming pool appears on the proposed list. Security is two-tier, with access limited to each resident’s designated floor.

The Location Case

Teluk Kumbar sits on the south-west of the island, next to Bayan Lepas. GSD Land puts the tower about 4 km from Penang International Airport. Its map runs Jalan Teluk Kumbar east to the junction that feeds the Bayan Lepas Free Industrial Zone and, past it, the Tun Dr Lim Chong Eu Expressway and the Second Penang Bridge. For anyone on factory shifts, that short run to work is the strongest argument for the address.

The schools named on the developer’s map include SJK(C) Chong Cheng, SK Mutiara Perdana, SMK Sungai Ara, SMJK Heng Ee and SMK Bayan Lepas. Daily errands here mean a car or a motorcycle.

Who Is Building It

The developer named on the permit is Wisma Dayamas Sdn Bhd, part of GSD Land. GSD’s Penang projects include Summerton Bayan Indah, Skycube Residence and Gardens Ville, and its completed D’Starlingtton stands close to the D’Tiara site, so you can walk round a finished GSD building nearby before deciding.
