How a Clarissa Floor Is Laid Out
The developer’s key plan shows a long floor plate split into two wings. The western wing, nearest the sand, carries 13 suites and ends in the four-bedroom D; the eastern wing, toward Jalan Pantai Cenang, carries 14. Between them sits a lift core drawn with ten shafts, opening onto two separate lobbies, so each wing works almost like its own building.
Because the tower runs inland from the beach rather than along it, the orientation of a suite matters more than its floor. The D suite and the westernmost units look out to sea; the long rows on either side face north toward Assana and the Nautilus resort, or south toward Attitude Resort, with angled sea views growing as you go higher. The three studios sit at row ends, and the 784 sq ft two-bedrooms fill the middle of each row.
Below the suites, the podium is where Clarissa sets itself apart from the earlier phases. Its roof is a facilities deck with a sea-facing pool and overflow weir, two jacuzzis, cabanas and a family zone with a wading pool, water play, a kids’ slide, a playground and a semi-outdoor play area, plus a gym, games room and multipurpose room. A restaurant and a private bar sit at roof level, and shops and beachfront dining occupy the ground floor.

Seven drawings cover nine type codes, because B1m and B2m are mirror images of B1 and B2. Two-bedroom suites dominate: on the developer’s key plan, 21 of the 27 suites on a floor are B-types at 784 sq ft, with three 536 sq ft studios, one C1, one C2 and a single four-bedroom D. Only the C1, C2 and D master bathrooms get a bathtub, according to the specification table.

Freehold land on the beach itself. The title is freehold and the site runs straight down to Cenang Beach, with The Zon duty-free just past its north-east corner and Underwater World a short walk up the road. Langkawi International Airport is about 9 km away.
Facilities planned around children. Besides the main pool and jacuzzis, the podium deck gives families a wading pool with water play, a kids' slide, a playground and a semi-outdoor play area, and a restaurant and bar sit on the roof. The 536 sq ft studios are also roomier than the 380 to 463 sq ft studios in Assana next door.
The first two phases are already standing. Assana and Merissa on the same site are completed and fully sold, according to Tropicana, so you can walk through a finished building of this development before you sign. Tropicana's own T Journey team is named to manage Clarissa.
Why Clarissa Serviced Suites May Not Suit You
Not for buyers who want the keys soon. The statutory completion date is April 2030, and the developer's own August 2026 photos show piling rigs on an open site with nothing above ground yet. Expect a wait of three and a half years or more.
Not every suite looks at the sea. The tower runs inland from the beach, so only its western end faces the water head-on; most suites look north or south along the coast. With 27 suites on a floor and 806 in total, ask for the exact stack and floor, and check what that window really sees.
Not a quiet everyday base for a family. Pantai Cenang is Langkawi's busiest tourist strip, the government hospital is about 14 km away and Kuah town about 22 km. The land is also approved for hotel, serviced-suite and commercial use, so check how quit rent, assessment and utilities will be billed.

Clarissa Serviced Suites in Pantai Cenang, Langkawi suits most buyers best as a Type C2: the largest two-bedroom at 829 sq ft, 45 sq ft more than the 784 sq ft B types, at the beach end of the west wing beside the D suite. Choose Type D (1,356 sq ft) only for four bedrooms.
- Why Type C2
- The master bedroom takes the angled outer wall and bedroom 2 opens onto the balcony, so both bedrooms face out, and the master bath has a bathtub and a window. In the B types, bedroom 2 sits by the entrance.
- Pick differently if
- A B-type (784 sq ft) if you want the balcony off the living room rather than bedroom 2. Type D (1,356 sq ft) for four bedrooms at the beach end.
- Check before you book
- No developer document states how many car park bays come with a suite. Ask for the C2's bay allocation in writing before you book.
