Why Buy at Rimbayu
Single storey throughout, with four bedrooms on one level. Both house types — the 20 ft by 70 ft terrace and the 35 ft by 75 ft cluster semi-detached — carry four bedrooms and two bathrooms with no staircase in the plan. Both also get a dry and a wet kitchen, which is the difference between cooking properly at home and cooking carefully.
The cluster semi-detached comes with a 12 ft side lane. That side strip is what separates a cluster semi-D from a wide terrace: it parks a third car, it gives the wet kitchen a back door that is not the only back door, and it is the one piece of land you cannot buy later. Three car bays come with that type against two on the terrace.
Sixty-two houses on 6.3 acres, and all three phases are already under construction. That is a genuinely low-density landed scheme, and the developer is not selling from an empty field — every phase is up. Twenty-four-hour security is provided free for the first year from CCC, and the title is individual rather than strata.
Why Rimbayu May Not Suit You
The security is free for one year, then it is your problem. After the first year from CCC the twenty-four-hour guarding passes to the residents’ committee to fund and manage. On a 62-house scheme that works only if enough neighbours keep paying. Ask what the projected monthly contribution is before you count the guard post as permanent.
Tanjung Rambutan is out of town, and you will drive. Sunway Lost World of Tambun is about eight kilometres away and AEON Kinta City and Sunway Medical Centre Ipoh are the nearest large anchors, but there is no rail and no walkable town centre. Budget one car per working adult.
The unit count in the developer’s own material does not reconcile. The summary states 62 units in total but also describes Phase 2 as holding 18 cluster units, which would make 64. We have used 62, the figure the statutory particulars support. Ask which phase and which plot number you are actually being sold, and get it written into the booking form.
