Three-phase electrical supply and a fibre-optic point as standard. On a house designed to run eleven rooms at once, the electrical provisioning is not a detail — it is the difference between the house working and tripping. Both come fitted rather than as an upgrade.
A reading room on the top floor with balconies front and back. Shared study space and cross-ventilation on the level above the bedrooms, plus a car porch that takes three to four cars. Tanjung Malim is also the KTM Komuter terminus with a direct line into Kuala Lumpur.
Why Taman Universiti May Not Suit You
This is a specialised building, not a family home. Eleven bedrooms and eleven bathrooms is a room-rental product. If you are buying to live in it yourself, this is the wrong house — and if you are buying to let it, understand that you are taking on managing eleven tenancies.
The advertising permit on the material has lapsed. The permit printed in the statutory strip ran to 11 August 2026 and that date has passed. Ask for the current advertising permit and developer licence in writing before you place a booking.
The two published completion dates disagree, and the land is leasehold. The statutory strip says December 2026 while the developer’s summary says Q1 2027. Get the date into your own SPA. Separately, ask for the remaining lease term.
