A ground-floor bedroom with the third bathroom beside it. On a 1,520 sq ft double-storey terrace that downstairs suite is what makes the house work for an ageing parent or a live-in helper without anyone using the stairs. The master upstairs has its own bathroom and a balcony.
The township around it is already finished. Shops, a sports centre, eateries and schools are open rather than promised, and AEON and Lotus’s at Station 18 are about 1.5 km away with AEON BIG Falim nearby. The Ipoh-Lumut Highway is roughly 2 km out.

Why Vista Ixora May Not Suit You
Leasehold to 2120, on a residential title. Just under a century remaining. Comfortable for own-stay, but it is not freehold and a future sale will need state consent. Factor the remaining term into any resale plan.
It is not gated and guarded. No perimeter, no guardhouse, no monthly security charge. If a manned entrance matters to you, this scheme does not have one and cannot be given one later.
The two published completion dates disagree. The statutory panel says May 2025 and the developer’s summary says 2026. We have used the later figure. Ask for the current handover schedule in writing rather than trusting either document.
