Six passenger lifts plus a service lift, per tower. On 25 to 27 storeys that is generous, and it is fixed at construction. The two towers also have entirely separate facilities rather than sharing one deck between 1,080 homes.

Ten layouts from 351 to 700 sq ft, including a dual-key plan. The range covers studios through two-bedroom homes and the G plan splits into two independent studios behind one entrance. Every area is published room by room and sums exactly to the headline figure.

In a city where most households drive, this is the question to settle in writing before anything else — how parking is allocated, what it costs, and whether it is guaranteed at all.

It is leasehold, expiring in 2108. That is roughly eighty years remaining. Financing and resale both narrow as a lease runs down; get the exact remaining term from the title search.

The towers sit very close to their neighbours. The developer publishes the gaps: 16 m from Tower A to The Monarch's Tower D, 13.8 m between Towers A and B at the closest point, 10.7 m from Tower B to the hotel tower and 7.6 m to the corporate tower. Below Level 7, Tower A stacks 1 to 7 are blocked outright. View the actual unit, not the show unit.

The plate is uneven — between 8 and 28 units to a floor. That is a very wide spread, and it means the corridor you live on depends entirely on which level you buy. Ask for the count on your specific floor.

No wall can be hacked and door orientations cannot be changed. Choose the layout you actually want; there is no modifying it afterwards.

Jesselton Docklands will take more than ten years to finish. You will be living inside an active construction site for a long time after handover. Ask which phases are scheduled next and how close they are to your stack.
