A Finished Semi-D Without a Guardhouse
This phase is already built. The CCC came through on 24 October 2025, so there is a finished house to inspect and no construction schedule to rely on. The phase takes the eastern part of the Garden Villas cluster on the site plan, next to the earlier semi-D and bungalow phases.
Inside, the plan is generous for a 26-foot frontage. The ground floor runs from the living and dining space to separate dry and wet kitchens, a utility room and a yard, with a guest room and a full bathroom tucked behind. Upstairs there are four bedrooms, a family area and a master suite at the front with a balcony. Ceilings are 11 feet on the ground floor and 10 feet above.
Two terms set this phase apart from an off-plan purchase. First, it is not gated or guarded, so security depends on each house’s alarm. Second, it is sold under a completed-property agreement with no defect liability period: the developer offers one round of defect rectification within 12 months, and only if nothing has been renovated. Get a full inspection before your contractor starts.
Some items are already fitted, including the alarm, shower screens and a grille at the yard. Air-conditioning is provided as points only, without piping, so budget for that work.

Why Buy at Garden Villas
A semi-D you can inspect today. The CCC was issued in October 2025, so the house, the street and the neighbours are all visible before you commit. There is no build period and no question over the delivery date.
Five bedrooms, one of them downstairs. The guest room behind the kitchens has its own bathroom beside it, and four more bedrooms are upstairs. The ground floor also has 11-foot ceilings, which makes 2,660 sq ft feel larger than the number.
Daily errands close at hand. The developer puts AEON Mall about a kilometre away and Lotus's about one and a half, while the township's parks and the Central Greens are inside Jesselton Hills itself.
Why Garden Villas May Not Suit You
Not for buyers who need a guardhouse. Phase 4 is an open street with no gate or guard; each house has an alarm, and that is the extent of it. If controlled access is a must, look at a gated scheme instead.
A short defect window. Under the completed-property agreement there is no defect liability period, only a single rectification within 12 months, and renovating first voids it. Plan an inspection before any renovation.
Some fit-out still to pay for. Air-conditioning comes as points without piping, and Bukit Mertajam town is around 6 km away with no rail nearby. Expect to spend on aircon and to drive for most trips.
