EXSIM Group Projects in Malaysia: All 27, by State

EXSIM Group is one of the most active serviced-apartment developers in Malaysia, with projects in nine states. It was founded during the 2008–09 global financial crisis by brothers Lim Aik Hoe and Lim Aik Kiat, starting with industrial and commercial property in Kota Damansara before moving into the high-rise residential work it is now known for. Its awards include FIABCI World Prix d’Excellence and FIABCI Malaysia, the Malaysia Developer Award, iProperty People’s Choice and the EdgeProp Development Award, and it builds to GreenRE certification.

If you have searched “EXSIM KLCC” or “EXSIM Bukit Jalil” and landed on a single project page without seeing what else exists nearby, this is the page that fills that gap. Below is every EXSIM development currently listed on MyDreamProp, grouped by state, with what distinguishes each one. This is an independent buyer’s guide, not the developer’s own material.

EXSIM Projects by State

Kuala Lumpur — ten projects

Phoeniz Suites, one of four EXSIM developments in the KLCC district
Phoeniz Suites @ KLCC — one of four separate EXSIM addresses inside the same district.

KL is where EXSIM is densest, and the projects split into three clear pockets rather than being scattered.

KLCC (four projects). Phoeniz Suites, Kyliez Suites, Hanaz Suites and Hugoz Suites. Four separate addresses inside the same district — which is precisely why a search for “EXSIM KLCC” returns no single obvious answer. They are not phases of one development; each has its own tower, layout mix and completion timeline.

Bukit Jalil (four projects). The Vividz sits opposite Pavilion Bukit Jalil. The Queenswoodz and The Kingswoodz are both about 500 m from an LRT station — Queenswoodz toward Pavilion, Kingswoodz toward Awan Besar. Veladaz Residence completes the cluster.

Bukit Bintang (two projects). MABA Suitez is a leasehold twin-tower scheme of 54 and 50 storeys near Merdeka 118, and Branniganz Suites sits in the Bukit Bintang core.

Selangor — five projects

D'Tessera Residence facade, Damansara Petaling Jaya
D’Tessera Residence, Damansara — about seven minutes from 1 Utama.

Two sub-markets, and they serve different buyers. In Petaling Jaya: D’Tessera Residence (about seven minutes to 1 Utama), D’Terra, and The Aldenz, which is pet-friendly and built around two- and three-bedroom layouts rather than compact suites.

In Kwasa Damansara: D Nuri Residence and D Evia Residence, the latter within walking distance of the MRT. Kwasa Damansara is a planned township still filling in, so these two are early entries rather than infill.

Johor — three projects, all in Johor Bahru

Causewayz Square Johor Bahru, about 600 m from the RTS Link at Bukit Chagar
Causewayz Square — the shortest walk to the Bukit Chagar RTS terminal of any EXSIM address.

Causewayz Square is freehold and roughly 600 m from the RTS Link terminal at Bukit Chagar — the shortest distance to that station of any EXSIM address. The Asteriaz is a 42-storey leasehold flagship in Kebun Teh, and The Celestz is its second phase on the same Kebun Teh site.

Anyone comparing these three should read them against what the RTS Link actually changes from January 2027 — covered in detail in our RTS Link 2027 guide for Johor Bahru buyers.

Penang — three projects

The Lighthauz, a sea-view EXSIM development in Gelugor on Penang Island
The Lighthauz, Gelugor — one of two EXSIM sea-view schemes on Penang Island.

Noordinz Suites is a freehold 29-storey tower in Georgetown. On the Gelugor side, The Lighthauz and Keeperz Suites are both sea-view schemes on Penang Island.

Sabah — two projects in Kota Kinabalu

The Bedrock is a waterfront twin-tower development at Jesselton Docklands. Residensi Bayu Damai is a two-tower scheme on a 10.2-acre site.

The single-project states

The Stallionz SOHO suites at White Times Square, Ipoh
The Stallionz at White Times Square, Ipoh — the only EXSIM project in Perak.

Four states have one EXSIM development each, and they are the ones hardest to find by search because there is no cluster to rank for.

  • Kelantan: Erinaz Suites, freehold, in the Kubang Kerian medical hub near Kota Bharu.
  • Pahang: Sea Crestz in Kuantan, part of the waterfront resort city.
  • Perak: The Stallionz, SOHO suites at White Times Square, Ipoh.
  • Terengganu: Qubaz Suites, serviced apartments beside Chinatown in Kuala Terengganu.

Three things worth knowing before comparing EXSIM projects

One. The clusters are separate products, not phases. Four EXSIM towers in KLCC does not mean four blocks of one development. Each has its own tenure, layout mix, facilities deck and handover date. Comparing them to each other is a real exercise, not a formality — and it is the single most common mistake in searching by developer name rather than by address.

Two. Tenure varies within the same city. Causewayz Square in Johor Bahru is freehold; The Asteriaz, twelve minutes away in Kebun Teh, is leasehold. The same is true across the KL portfolio. Developer reputation does not carry tenure with it, and tenure is the one specification that cannot be renovated later.

Three. The compact-suite format dominates, and it has a specific consequence. Much of the EXSIM catalogue is serviced apartments in the studio-to-two-bedroom range, aimed at singles, couples and rental demand. That is a legitimate product, but in any given building a large number of near-identical units reach the rental market at the same time. Where a project sits relative to a station, a campus or an office core matters more for that format than it would for a three-bedroom scheme.
