Three Designs, One Still on Sale

Sentrino was planned as three designs on one 35-foot semi-D plot: 30 Essensa, 30 Regalo and 20 Allura houses, laid along two internal roads behind a single guarded entrance. Built-up only spans 3,899 to 4,039 sq ft across the three, so the real difference is how each one uses its rooms.

Regalo is the design you can still buy. Its ground floor ends in a bedroom with its own bathroom behind the kitchens, so a parent or guest can sleep downstairs. The top floor carries two more en suite bedrooms, a games area and an open rooftop garden. Essensa spends that top floor on a study and a music room and adds a maid’s room, while Allura trades a bedroom for a second master suite and the only three-car porch.

Because the houses were finished in 2016, the risk here is not delivery. It is condition. A unit that has stayed with the developer since handover has weathered for close to ten years, so treat the viewing like a sub-sale inspection: roof, waterproofing, doors, wiring and the rooftop garden’s drainage.

Plot size varies more than house size. Regalo land starts at 2,971 sq ft and reaches 4,908 sq ft on the largest corner, which decides how much garden and side access you get far more than the floor plan does.

Sizes in the table are built-up. All three designs sit on the same plot, roughly 35 feet wide and 85 feet deep, and share one three-floor shell about 27 feet across. The Butterworth-Kulim Expressway passes to the north, and the North-South Expressway is reached at the Juru or Tambun tolls, which lead on to the Penang Bridge and the Second Penang Bridge respectively.
