If you want to move in rather than wait, completion date is the filter that matters most — and it is the one hardest to search for, because developers bury it in a fact sheet. This is what is scheduled to hand over in 2027 and 2028 across the projects listed on this site, broken down by state so you can see where the supply actually is.

The shape of the pipeline
Across the projects we track, handovers are clustered heavily in the second half of this decade:
| Target completion | Projects |
|---|---|
| 2026 | 37 |
| 2027 | 41 |
| 2028 | 39 |
| 2029 | 43 |
| 2030 and beyond | 19 |
| Already completed | 14 |
2027 and 2028 together are 80 projects — the largest concentration of handovers in the pipeline. If you are buying now with a 2027 or 2028 target, you are buying into a crowded delivery window, and that cuts both ways: more choice for you, but also more competing units when the block hands over.
Completing in 2027
Penang
Penang is the deepest 2027 market, and it is split between the island and the mainland. On the mainland, Batu Kawan carries the most stock with HI World City, Seiras Residences and Versa. Bukit Mertajam follows with 1 City Height, Aston Minka Residences and Montview Residences. On the island, Queens Residences 3 in Bayan Lepas and Lumina Residence in Georgetown.
Kuala Lumpur
Bukit Jalil has two — Ayanna Residence and Veladaz Residence. Elsewhere: Hugoz Suites in KLCC, Times Square 2 in Bukit Bintang, Aster Hill in Sri Petaling, Tangen Residences in Segambut, Skyline Kuchai in Kuchai Lama and Levia Residence in Cheras.
Elsewhere
D’Secret Garden 2 in Johor Bahru and Erinaz Suites in Kota Bharu.
Completing in 2028
The 2028 window shifts toward the Klang Valley and East Malaysia. In Selangor: Myra Cove in Cyberjaya, Trinity Rainfora and Avantro Residence in Puchong, and Sena Residences in Shah Alam.
In Sabah, Q Suites at Jesselton Quay on the Kota Kinabalu waterfront and Residensi Bayu Damai.
How to read a completion date
Developers state completion in several different ways and they are not equivalent:
- “48 months from SPA date” is the contractual obligation under Schedule H. It is the only one with legal teeth, and the clock starts when you sign, not at launch. Two buyers in the same block can have different delivery dates.
- “Estimated Q3 2027” is a marketing target. It usually assumes the project is already selling well.
- The date on the APDL panel is the statutory declaration lodged with the ministry. Where the fact sheet and the APDL disagree, the APDL is the more conservative and the more binding of the two — we have seen a full year of difference between them on the same project.
Ask which of the three you are being quoted. On any project page here, the completion field records what the developer’s own material states, and where two sources conflict we say so.
What actually predicts on-time delivery
Not the brochure. The two useful signals are the current construction stage and the developer’s delivery record. A project at pile-cap stage promising handover in 30 months is making a claim that the structure alone will consume. A superstructure already topped out with 18 months to go is a different proposition entirely.
Every project page here records the construction stage as at the date of the developer’s own update, so you can compare the promise against the progress rather than against the render.
Frequently Asked Questions
How many new projects are completing in 2027 in Malaysia?
Across the developments listed on this site, 41 are targeting 2027 and 39 are targeting 2028 — the densest handover window in the current pipeline.
Where is the most stock completing in 2027?
Penang, and mostly on the mainland. Batu Kawan and Bukit Mertajam together account for the largest single cluster, followed by Bukit Jalil in Kuala Lumpur.
Is a stated completion date binding?
The Schedule H obligation is — typically 48 months from the date you sign the sale and purchase agreement, with liquidated damages payable if the developer misses it. A marketing estimate of “Q3 2027” carries no such obligation.
Should I avoid buying into a crowded completion year?
Not necessarily, but go in aware of it. A large number of units handing over in the same district in the same year means more competing supply at the moment you take delivery. It matters more if you intend to rent out or resell quickly than if you plan to live there.
Can a developer change the completion date after I book?
Not the contractual one. The Schedule H period runs from your SPA date and is fixed by the agreement. Marketing estimates move all the time.
